The Real Estate Law and Litigation Practice Group provides legal counsel and litigation services to owners, developers, tenants, property managers, title issuers, brokerage firms, construction companies, and financial institutions. The Group handles all aspects of transactional work necessary to negotiate the planning, financing, construction, and operation of residential, commercial and industrial real estate projects.
The Practice Group is headed by Basil Plastiras, a licensed real estate broker who has extensive experience with real estate investment and related matters. He was one of two founding partners of Orion Commercial Real Estate Services, the largest commercial real estate brokerage in the San Francisco North Bay. He is the current CEO and President of Parkway Properties Investment Corporation, a commercial real estate company which owns and manages over 375,000 square feet of retail office and real estate projects throughout the Bay Area.
Plastiras & Terrizzi structures and documents general and limited partnerships, joint ventures, public and private real estate syndications, and other transactions related to the formation, capitalization, and operation of a wide variety of real estate activities and provide comprehensive services in the negotiation and drafting of purchase agreements, leases, financing documentation, construction contracts, homeowner association and Department of Real Estate enabling documentation, brokerage and property management agreements for buyers, sellers, brokers, developers, lenders, and construction contractors.
We regularly advise clients on other issues related to real estate including partnerships, LLC’s, co-tenancy, corporate ownership and tax-deferred exchanges.
NEIGHBOR DISPUTES
Disputes between neighbors can touch on a wide variety of legal issues which affects the quality of life for the residents and the entire neighborhood. These issues may include boundary line disputes, trespassing, trees with overhanging branches and encroaching roots, drainage and property boundary matters. Neighbor disputes may also include “nuisance abatement” where one neighbor’s sound, light, smell, smoke, or dust affects other neighbors. The attorneys of Plastiras & Terrizzi have extensive experience working with neighbors to address these many issues.
LAND USE & PLANNING
We provide assistance with complex issues related to land use and planning involving local, state and federal agencies, and address environmental and toxic concerns. With established relationships with city and county planning staff and policymakers, we are able to reach out to the key decision makers involved in your particular land use project.

Regarding Forclosure, Short Sale & Loan Modification Options
In tough economic times, owners of real estate often have to make tough decisions. We advise owners of residential and commercial real property regarding their options including foreclosure, short sale, deed in lieu of foreclosure, and other loan modification options. While the firm does not perform loan modification or loan forbearance services , the firm can provide strategic advice to clients and provide general advice regarding debt relief options, including filing Chapter 7 or Chapter 13 bankruptcy.
By stressing preventative law, we seek to avoid unnecessary litigation. Nevertheless, we have successfully litigated a broad number of cases, including lease controversies, mechanic’s liens, construction conflicts, and environmental claims. We have been equally proficient in our representation of title insurance and escrow companies on claim and coverage dispute issues.
